Large Lot Rules Approved

The Huron S.W.C.D. has been successful in assisting the Huron County Planning
Commission in amending the current Huron County Subdivision Regulations to create
requirements for a property site review by the Huron S.W.C.D., the Huron County
Health Department, the Huron County Engineer, and the Huron County Auditor for
all minor lot splits and minor or major subdivisions, regardless of the lot size
and numbers of lots created. Also, created at the same time was legislation
known as “Large Lot Rules” which govern the lots in the 5.0001 acres to 20.0000
acre size. These regulations are designed to coordinate with the new Health
Department regulations which took effect January 1, 2007. The site reviews are
required for the purpose of having proper storm water and sanitary water
drainage systems designed and installed prior to transfer of the parcel, so as
to protect the new home owner and prevent future drainage problems from
occurring that involve the Huron S.W.C.D. and County.
The Huron S.W.C.D. has also been instrumental in beginning the process of
establishing an Engineering Code governing the entire county and has completed a
draft of the chapters which pertain to drainage and erosion/sediment control.
This code will be the guideline for construction of all public highway and
drainage projects within the limits of Huron County.
The Huron S.W.C.D. Board of Supervisors has agreed to administer
the Subdivision Regulations on behalf of the Huron County Planning Commission.
The best advise is to check with us BEFORE you buy land that you intend on
building on or BEFORE splitting land for building lots.
